The Next Step: Schematic Design: Shaping Your Project’s Vision

  • The design team conducts regular design reviews with the client and other key project stakeholders to gather feedback and address concerns early.
  •  These collaborative discussions help refine the concept, ensuring all parties are aligned and any necessary changes are incorporated before moving to the next phase.

  • If a Construction Manager delivery matches the construction delivery this will ideally be procured in this phase of the design work.  If a Design-Bid-Build approach is being followed that will occur after the design is 100% complete and issued for tender.
  • The Request for Proposal (RFP) process to engage a Construction Manager is administered with the schematic design in hand. The Construction Manager plays a key role in overseeing the project’s execution and contributing insights on construction feasibility, costs, and timelines throughout the remaining design phases.

Key Outcomes of the Schematic Design Phase

The Schematic Design stage results in several important deliverables that ensure the project is ready to advance:

  • Project Brief Exemptions: Any deviations from the original project brief are identified and documented to ensure transparency.
  • Stage Signed-Off: A formal sign off that includes the design progress and approvals, serving as a checkpoint for all stakeholders.
  • Project Strategy Confirmation: The project strategy is re-evaluated and confirmed to ensure alignment with the approved design.
  • Outline Specification: A preliminary specification that outlines the general scope and quality of materials, systems, and construction methods to be used.
  • Cost Plan: Class C cost estimate is developed, offering a preliminary but informed view of the project’s financial requirements.

Schematic Designs Role in Project Success

The Schematic Design phase is intended to minimize risk and establish a clear path toward project execution. By aligning the architectural concept with the budget, schedule, and overall project strategy, this phase ensures that the design process can progress smoothly, avoiding major disruptions later on. It is recommended to have engage in early collaboration with partners to help prevent costly changes during the detailed design and construction phase.
